Notary and closing costs 2026
In Quebec, the sale and mortgage must pass before a notary. Fees are not set by the Chambre: this tool uses a transparent estimate (base plus a share of price), typical disbursements, GST/QST on professional fees, publication duties, and welcome tax (transfer duties) billed by the municipality.
Ask your notary for a written quote. Seller-side fees (mortgage discharge, etc.) are not included here.

Frequently asked questions
Why is there no official notary tariff?
The Code of ethics of notaries requires fair and reasonable fees based on time, complexity, and expertise. The Chambre des notaires does not publish a mandatory schedule for a residential purchase.
Who pays the welcome tax?
The buyer pays transfer duties to the municipality. The notary often remits the amount from trust funds, but the tax is not a notary professional fee.
What do the $145 registry fees cover?
That is the publication duty per registered act (deed of sale and mortgage for the buyer). An address notice ($57) may apply. Amounts come from the land registry fee schedule.
Is an inspection mandatory?
No, but it is recommended. The field is optional: enter $0 if you skip it. The certificate of location is also separate from notary fees.
