Frequently asked questions

How is the qualifying rate calculated?

For federally regulated lenders, OSFI requires the greater of the contract rate plus 2 points and 5.25%. FCAC states the same rule for consumers.

What are GDS and TDS?

Gross debt service compares housing costs to gross income. Total debt service adds other debt payments. CMHC sets 39% and 44% for insured loans, calculated at the qualifying rate.

Is heating included?

Yes. FCAC includes the qualifying mortgage payment, taxes, heat, and half of condo fees. We default to $100/month for heat if you leave the field empty.

Does this guarantee approval?

No. It is an estimate using published rules. Lenders may require a buffer, exclude some income, or apply internal criteria.
